What we require from our Landlords​

  • Proof of ownership and a recent mortgage statement
  • Current building insurance schedule
  • Landlord Gas Safety Record (Expedius is happy to arrange this for you)
  • NICEIC electrical safety certificate arranged via a qualified electrical contractor
  • Energy Performance Certificate (EPC) rated A to D

Our Agreement with Landlords

  • Term of Tenancy: Three years with a break clause option after 18 months
  • Rent: Fixed monthly rent from the day the agreement is signed
  • Use of the Premises: Sub-let to professional tenants
  • Our Management Service: Free fully managed service
  • Tenant Eviction: We will at our own expense pursue proceedings for possession of the premises without disrupting your regular monthly rental income
  • Security Deposit: We provide you with a two-month security deposit
  • Property Condition Guaranteed: At checkout, any internal damage above fair "wear and tear" will be covered up to two months' rent
